Once you sign the design and development agreement, the creative process begins! Here’s what to expect:
Layout & 3D Rendering: Our designer will develop layout options, using detailed floor plans and 3D renderings to help you visualize various design possibilities.
Finish Selection: We’ll guide you through selecting finishes that will bring your space to life and create a cohesive look.
Full Scope of Work: Our design/build team will gather subcontractor bids, estimate in-house labor and material costs, and compile a fully costed contract—getting everything ready for the permit phase.

Navigating permits can be complex, but we manage this entirely for you. Our team will:
Gather and submit all required documentation for permit applications.
Manage everything from ARB review boards to posting the permit card on your property.
While waiting for permit approvals, we’ll have a Launch Meeting with you to go over any final preparations so that we’re all set when it’s time to build. We’ll also create a construction timeline so you know exactly what to expect.

Unlike the traditional method where the design and construction are overseen by separate entities, the design build process fosters collaboration, reduces project timelines, enhances communication, and often leads to cost savings. Clients benefit from a more efficient and unified experience with a single point of accountability from start to finish.

Our pricing options include fully-estimated contracts or cost-plus contracts, each with distinct pricing structures tailored to the complexity and scope of each project. We aim to maintain competitive pricing that reflects the value and expertise we offer. Typically, design services make up around 5% of your total budget.

Full Kitchen, Master Bath, or Basement Finish projects typically take seven to ten months from consultation to completion. Full Home or addition projects can take anywhere from one to two years to develop and complete, depending on the level of detail, the size of the home, and the current construction lead time.

We charge a flat fee of $99 for an on-site consultation with one of our designers and construction experts.
(On average, you can expect to pay anywhere from $50 to $200 per hour for a designer consultation fee. We offer a flat fee for the consultation session regardless of the time spent, but these sessions typically take two hours.)
